Energy Performance Certificate

As of May 2010 the Home Information Pack (HIPS) has been suspended. However, you are still required to obtain an Energy Performance Certificate (EPC) on your property prior to marketing. The cost of the EPC is additional and can vary depending on location and size but typically is between £65 and £100 inc. vat.  Upon your instructions we will arrange for an assessor to pay you a visit. 

What is an Energy Performance Certificate?

An Energy Performance Certificate (EPC) provides a rating for your home based on two categories. Energy efficiency and environmental impact. This is displayed on a graph similar to those found on kitchen appliances, with a rating from A-G (A being the best).  Each category is given two ratings. The current rating and a potential rating which the property could achieve.  

What is involved in the energy assessment?

The energy assessor will contact you to arrange a suitable time to conduct the assessment.  During the assessment they will examine various features eg. boilers, windows, hot water systems, insulation/lagging and may take measurements.  They may also take photographs for their records and future reference.  The assessor will view your loft and generally walk around the property both inside and out.  They will not need to lift up carpets or drill holes etc.  If you are present the assessor may ask a few general questions eg. age and any changes that have been made.  Obviously the time spent will depend on the size of property but an average three bedroom home would normally take around 30 - 40 minutes.  A five bed detached perhaps an hour.
